A lovely old stone Sawmill located just off the town centre in the market town of Llanidloes, Powys, and located overlooking the Weir and River Severn, has now been renovated and converted into a contemporary family home while retaining some of the traditional façade.
The Old Sawmills, part of Bridgend Factory, was built in 1834 and has experienced a variety of changes throughout its rich history. In 2002 the main building was converted into 11 luxurious apartments and the Sawmill development is the final stage of the total renovation.
Roof Assured by Sarnafil installer, SDH Advanced Developments Group Ltd, Warwickshire was commissioned by Charles Cowan Architect to install the Sarnafil roofing system on the 20m2, new build roof terrace which opens out from the first-floor study and has stunning views over the River Severn.
A warm roof system was installed consisting of a structural plywood deck, to suit the loads and span of the roof joists, which was securely fastened to the substructure. This was followed by Sarnavap 5000E SA to form a high-performance air vapour control layer, followed by a single layer, SarnaTherm R3 Rubber Protection Mat. For thermal insulation SarnaTherm Optim-R vacuum insulated system was specified to overcome the low thresholds of the doors while still achieving the required u value. This element was then bonded to the rubber mat and protective SarnaTherm PIR overlay insulation installed.
SDH Advanced Developments completed the warm roof installation with the Sarnafil single ply membrane. Sarnafil reinforced membranes are manufactured at a state-of-the-art manufacturing plant in Switzerland to ISO 9001 (Quality) and 14001 (Environmental) standards. Manufactured with a dirt repellent lacquered top surface and treated with fire retardants, it provides a dimensionally stable and vapour permeable waterproof membrane, certified by the BBA as having a ‘life expectancy in excess of 40 years”.
The final stage was to lay thick precast concrete paving slabs on SarnaPad 15mm thick raised supports, compatible with Sarnafil membranes, all over a Sarnafil protection layer. A 150mm wide ballast margin was provided at the perimeter of the terrace to accommodate any thermal movement of the paving slabs.
Once the roofing installation was completed a Sika Roofing Field Technician carried out a 34-point final inspection, ensuring that the work had been carried out in accordance with the specification and that it met the necessary standards for the issue of the Sarnafil 20-year Extended Product guarantee.
Sean Hindle, managing director, SDH Advanced Developments said: “This was a lovely project for us to work on. To see this old Sawmill converted into a stunning home was very rewarding. The long lasting, high performance Sarnafil membrane, with BBA Certification to last in excess of 40 years, and warm roof build-up was the ideal specification to keep the new owners warm and protected.”
