A new roof was installed on a domestic property in Fawnspark (Loanstone), near Penicuick, Midlothian. The new roof replaced the old underperforming and unsightly GRP roof and transformed the property from a tired looking 70’s bungalow into a modern looking new build.


The project wasn’t without its challenges including localised, unpredictable weather. As this was a domestic re-roof, the homeowners were living in the property throughout the installation.
As well as beating the weather, time was of the essence. The self adhered membrane reduced time on site but, with a complex specification and a tight time frame, the project installation had to be finely tuned.

The complexity of the project was further tested with the installation of the decor profile to tie in with the new rooflight on the centre roof. This has become the focal point when viewing the property from the garden and with a 12-degree pitch there was no room for error.
The project included installing battens and decking, vapour barrier and insulation. The client has already reported that the added u values, created from the insulation, have already made a huge impact.
